Short answer. A real world asset token is a digital record of an interest in a vehicle that owns an asset, kept on the issuer's register, with transfer rules in the token. The asset could be a building, a royalty stream, a power project or a fleet of machines. The token would not change the asset; it changes how ownership is recorded.
Commertize is tokenization infrastructure for the owner of an asset, who becomes the issuer. The investor would hold a security recorded in their own name on the issuer's register, with transfers restricted by the security's terms and by securities law. The token would be the record of who holds which interest, and the rules on who may hold it and when it may move would be written into the token itself.
For each project we would set out the holding structure we would use, typically a dedicated vehicle for the asset, with the token representing an interest in that vehicle, and the alternatives. The issuer's own securities counsel prepares and signs off the offering documents and chooses the exemption. An owner whose vehicle already has investors could move its register on-chain, keeping its investors, their units and every right attached to them, and the move itself would raise no new money.
As of 6 October 2026, RWA.xyz reported $38.78 billion of distributed on-chain real world asset value and 5,135,692 asset holders. The market is larger than real estate and mostly not real estate. Figures are RWA.xyz's, as published on the date shown; Commertize has no part in them.
The structure described here, a vehicle that holds the asset and a token that records interests in it, is the same across all of them. What changes is the one question that decides each class.
| Class | What decides it | Page |
|---|---|---|
| Real estate | The existing mortgage and the lender's consent | Real estate tokenization, commercial real estate |
| Energy infrastructure | The power contract, and any lender or tax-equity investor whose consent the project documents require | Energy infrastructure |
| Oil and gas royalties | How mineral and royalty interests transfer under each state's rules | Tokenize |
| Compute (GPU fleets, data centers) | The customer contracts, and any equipment lender whose consent is required | OmniGrid, section 03 |
| Private credit | The contracts behind the receivables | Tokenize |
Carbon and environmental project interests, and commodities and metals, come in through the same desk and are evaluated case by case.
An owner of an asset that produces contracted or recurring income, who wants to know whether it fits.
Commertize is a digital capital markets platform for real-world assets. The owner issues; Commertize provides the infrastructure on which the structure is documented, recorded and displayed. AI agents can read what Commertize publishes about the assets it lists through Commertize Agents.
For a new tokenization, Commertize charges a flat fee per project, set by the complexity of the structure and not by the asset's value or the size of any raise: $15,000, $25,000 or $50,000. Moving an existing register on-chain is quoted in writing as a flat fee before work starts. All terms are subject to a signed engagement.

Assets that produce income under contracts or leases: property, energy projects and royalty interests are the classes with their own pages, compute fleets use the OmniGrid intake, and other classes come in through the desk. The asset would sit in a vehicle and the token would record an interest in that vehicle. What differs by class is the one question that decides it.
The investor would hold a security recorded in their own name on the issuer's register, with transfers restricted by the security's terms and by securities law. The security would be an interest in the vehicle that owns the asset, not title to a piece of the asset itself. Transfers would move only between holders the token's rules allow.

No. On RWA.xyz's figures as of the date shown above, real estate was a small share of distributed on-chain value, behind tokenized Treasury funds, commodities and stocks. Real estate is the worked example on the sister page because its deciding question, the existing mortgage, is the clearest; the same vehicle-and-token structure applies to energy, royalties and compute.
