Tokenized Real Estate: Fixing an Illiquid $393T Market
What "Tokenized Real Estate" Actually Means
Real estate is, by a wide margin, the largest store of wealth on the planet — an estimated $393.3 trillion across residential, commercial, and agricultural land, according to Savills. It is also one of the slowest-moving. A single office building or apartment complex can take weeks to transact, requires a small army of intermediaries to close, and — once purchased — locks an investor's capital in place for years, with no simple way to sell a slice of it.
Tokenization does not change what the asset is. A tokenized office tower is still an office tower, subject to the same leases, taxes, and physical realities as any other. What changes is how ownership of that asset is represented and transferred. A special purpose vehicle holds legal title to the property, exactly as it would in a traditional syndication; digital tokens represent fractional economic interests in that vehicle, recorded on a blockchain instead of a spreadsheet or a stack of paper certificates. The asset stays put. The ownership record — and everything downstream of it, including who can buy in, how quickly a transfer settles, and how income gets distributed — becomes programmable.
That distinction matters, because most confusion about tokenized real estate starts from the wrong premise: that a token is a shortcut around real estate law. It isn't. It's a more efficient rail underneath it.
Where the Friction Actually Lives
Commercial real estate's illiquidity is not an accident — it's a byproduct of how ownership records and settlement have worked for decades:
- Settlement is slow. Traditional real estate closings run weeks to months, dragged out by title searches, escrow, wire coordination, and paper-based transfer agent processes that were designed for infrequent, large transactions — not for an investor who wants to trade a position.
- Intermediaries stack up. Brokers, transfer agents, fund administrators, and custodians each perform a necessary function, but each also adds a manual handoff, a reconciliation step, and a cost that gets passed down to the investor.
- Ownership is effectively all-or-nothing. Selling a $20M asset usually means selling all $20M of it, or spending months assembling a new syndicate of buyers for a partial interest. There is no functioning secondary market for a slice of a single building.
- Minimums lock most investors out. Institutional-grade CRE has historically required six- or seven-figure checks, which is less a reflection of the asset's risk profile than of the cost of administering fractional ownership the old way.
None of this is a compliance problem. It's an infrastructure problem — and infrastructure is what tokenization is built to fix.
What Tokenization Changes
A well-built tokenization framework attacks each of those friction points directly, without changing the legal substance of the asset:
- Fractional access. Because the SPV's equity is represented as divisible tokens rather than a single deed, an investor can hold a position sized to their own portfolio instead of the deal's minimum check size — turning a single building into hundreds or thousands of addressable investment units.
- Faster settlement. Transfers of tokenized interests can clear in a fraction of the time a traditional assignment takes, because the ownership ledger updates directly instead of routing through a chain of manual confirmations.
- Transparent, always-current records. The cap table lives on-chain instead of across separate spreadsheets held by a transfer agent, a fund administrator, and a sponsor — reducing reconciliation disputes and giving every accredited holder the same real-time view of who owns what.
- Programmable distributions. Rental income and other cash flows can be split and routed to token holders automatically, pro-rata, on a fixed cadence — replacing a manual distribution run with a repeatable, auditable process.
The net effect isn't that real estate becomes a different asset class. It's that the operational cost of owning a fraction of it drops close to zero, which is the actual barrier that has kept most investors out of institutional-grade CRE.
What a Serious Implementation Requires
Tokenizing an asset well is harder than issuing a token. Three things separate a durable structure from a marketing exercise:
- A real legal wrapper. The token has to represent an enforceable economic interest in a properly formed SPV that holds the underlying asset — not a synthetic claim with no legal backing. Real estate law doesn't disappear because the cap table moved on-chain; it's the foundation the token sits on top of.
- Compliance built into the transfer mechanism, not bolted on after. Investor eligibility and transfer restrictions need to be enforced at the point of transaction, so the system prevents a non-qualified transfer before it happens rather than catching it after the fact.
- Reliable data connecting the on-chain record to off-chain reality. A token's value is only as trustworthy as the data feeding it. Serious platforms need a dependable way to bring pricing and valuation data on-chain, and a way to verify — independently of the platform itself — that the assets backing those tokens actually exist and are held as represented.
That third requirement is where most tokenization efforts are thinnest, and it's the one institutional allocators ask about first.
Commertize's Approach: Interoperability and Verifiable Data

Real Estate Is the Flagship, Not the Only Story
Real estate is the largest and most familiar entry point into tokenized real-world assets, but it isn't a special case — it's an early proof point for a broader shift. The same rails that fractionalize a commercial building — SPV-backed ownership, on-chain records, verifiable pricing data, programmable distributions — apply just as directly to energy assets, digital infrastructure, and commodities. The asset class changes; the settlement and ownership problem it solves does not.
Global tokenized real-world assets across all categories total roughly $25 billion on-chain today, according to RWA.xyz — a fraction of a percent of global real estate alone. The gap between those two numbers is not a sign that tokenization failed to catch on. It's the size of the infrastructure opportunity still in front of it.
